Active Initiatives

Current Projects

Three initiatives are shaping the next chapter of Kuhio Avenue — from cultural landmark repositioning to vacant site activation.

Hawaiian Prince

The Hawaiian Prince is a mid-century landmark in the heart of Waikiki — a building with the architectural gravitas and cultural weight to anchor the Kuhio Avenue corridor.

We're repositioning the Hawaiian Prince as a branded heritage destination with a digital presence, ground-floor retail activation, and a corridor identity that connects the building's past to its commercial future.

The vision is a hospitality property that reflects Hawaiian identity at every touchpoint — from the lobby experience to the retail mix to the signage on the street.

Hawaiian-Made Product Office

A dedicated product development and brand office located just off Kuhio Avenue, serving Hawaiian-made products that are seeking corridor retail placement.

The product office supports local brands entering the visitor market with packaging design, retail strategy, and direct connections to corridor storefronts and hotel retail spaces.

From macadamia nuts to craft beverages to skincare — the pipeline helps Hawaiian producers get shelf space where visitors actually shop.

Vacant Site & Tenant Pipeline

Several ground-floor commercial spaces along Kuhio Avenue sit vacant or underutilized — including the former Jamba location, the old Whaler's site, and various condo ground-floor units.

Our tenant pipeline matches qualified mainland and local operators to these available spaces, handling the gap between property owner intent and tenant readiness.

We're not just filling vacancies — we're curating a corridor retail mix that serves both visitors and residents, and reflects the Hawaiian-made advantage.

Have a Concept for the Corridor?

We're looking for operators and brands that can add value to the Kuhio Avenue experience.
